Damp Basements in Summer

Stormy seasons can mean your basement waterproofing system is under more pressure. But summer should be a trouble-free zone, right? Unfortunately not. Freak summer storms aside, there’s a more insidious basement threat that can cause you problems on warmer days – and that threat is condensation.

What causes condensation?

It’s elementary school science that we’re all familiar with - condensation happens when warm air hits cold surfaces. And while it’s not a problem when your cool drink develops a sheen of condensation on the outside of the glass, that same layer of moisture on your basement walls is a problem.  

It’s usually much more of a problem in your basement than elsewhere, because your basement walls are usually cooler due to them being underground. So, condensation is much more likely.

Why is it a problem? 

Ok, so we know why it happens in your basement but it’s not the same as a flood or a large leak. So do you really need to be concerned with a little basement condensation?  

Unfortunately, yes. Left unchecked it’s likely to lead to mold growth, which isn’t just unsightly – it can be hazardous to health as well. That’s why it’s important to deal with condensation quickly, and prevent the mold from forming.

How can I tackle basement condensation? 

Basement condensation is actually quite easy to deal with in most cases. Implementing as many of the following as you can will reduce or prevent the issue: 

  • Insulate your basement walls. Warmer walls=less condensation.

  • Tile or vinyl flooring. Carpets trap moisture which makes them the perfect breeding ground for mold. Tile or vinyl won’t absorb the moisture, don’t encourage mold growth, and are easy to clean.

  • Keep your basement windows shut. The fewer opportunities for humid air to enter your basement. The better.

  • Ventilate your basement. Installing a ventilation system means that you can maintain healthy air circulation without allowing warm, humid air to enter your basement. Ventilation systems are also crucial if you use your basement as a laundry, kitchen, or bathroom area because of the extra moisture already in the air.

  • Get a dehumidifier. Ideally, you want to keep your home at lower than 60% relative humidity, and a dehumidifier is invaluable for maintaining this. An added benefit is that removing the water from the air can make it feel cooler and more comfortable. There are various types of dehumidifiers on the market for all needs and budgets - ranging from smaller, portable units to professional installations.
